GENERAL SANTOS CITY LOCATION-BASED INVESTMENT PRIORITY AREAS

In accordance with the Comprehensive Land-use Plan (CLUP) and Zoning Ordinance of General Santos City, the following investment priority areas (IPAs) are classified according to the six (6) zones/areas for development. This is to pursue economic development and dispersal of preferred industries and economic sectors in the development of the city. 

CENTRAL BUSINESS DEVELOPMENT ZONE (CBDZ) these are the areas specifically bounded by Barangay/s Dadiangas North, Dadiangas South, Dadiangas East, Dadiangas West, City Heights, Bula, San Isidro, and Lagao.

  • HOUSING PROJECTS (VERTICAL ONLY)
  • TOURISM INDUSTRY

ECONOMIC HOUSING ZONE (EHZ) refers to the areas bounded by Barangay/s Apopong, Mabuhay, Sinawal, San Isidro, Ligaya, and Katangawan.

  • RETAIL INDUSTRY

No incentives maybe availed by retail centers leasing or occupying within the registered commercial centers or shopping malls.

NORTHERN HIGHLANDS DEVELOPMENT ZONE (NHDZ) refers to the areas bounded by Barangay/s Mabuhay, Conel, Olympog, Upper Labay, Batomelong, Tinagacan, Katangawan, and Ligaya.

  • TOURISM INDUSTRY

SOUTH COAST DEVELOPMENT ZONE (SCDZ) refers to areas bounded by Barangay/s Siguel, Tambler, Calumpang, Labangal, and Fatima including areas covered by the special economic zones of the city.

  • TOURISM INDUSTRY

EAST COAST DEVELOPMENT ZONE (ECDZ) covers areas bounded by Barangay/s Dadiangas South, Bula, Buayan, and Baluan.

  • Construction and operation of MARINA, class AA or better resorts or theme parks, upgrading of existing resorts to Class AA or better, construction and operation of new convention or new exhibition centers, the establishment of new retirement villages.

GENSAN AEROTROPOLIS ZONE (GAZ) this shall comprise the areas along the circumferential road from Barangay/s Apopong and Sinawal going to Gensan Aerotropolis including Fatima, and San Jose.

The General Santos City Investment Center (GSCIC), also identified five (5) Non-Area Specific Investment Activities (NASIA), these include (1) Green Projects, (2) Halal Industry; (3) Healthcare Facilities and Services; (4) PPP Projects; and, (5) Other investment areas as defined and approved by the Board to support the sustainable development in less developed areas of the city.

NON-AREA SPECIFIC INVESTMENT ACTIVITIES

  • HEALTHCARE SERVICES AND FACILITIES covers the following projects such as the establishment and operation of general and specialty hospitals and other medical and therapeutic centers.
  • HALAL INDUSTRY covers the production and processing of products under Muslim or Islamic law.
  • PPP PROJECTS covers projects implemented under ordinance No. 09 series of 2014 otherwise known as the GSC Private-Public Partnership Code. These are projects specifically identified by the city government for development.
  • GREEN PROJECTS covers e-vehicle operation, renewable energy projects
  • Other investment areas as defined and approved by the GSC Investment Board (GSCIB) to support the sustainable development of the city e.g. Research and Development (R&D) activities and the establishment of research/testing laboratories, Centers of Excellence (COE), and technical vocational education and training institutions.
